LARKFLEET HOMES OPENS SECOND PHASE OF THE COPPICE DEVELOPMENT IN DEEPING ST JAMES

The successful sale of all the properties on a new housing development in Deeping St James has persuaded housebuilder Larkfleet Homes (www.larkfleethomes.co.uk) to start a second phase.

The Coppice development – located on the Orchard Field site in Deeping St James –provided 32 affordable properties for local people in its first phase of development.

To further meet the need for high quality housing in the area – especially for first-time buyers – Larkfleet now has a new sales office open on site and is offering 12 additional two and three-bedroom properties for sale.

Solar photovoltatic (PV) panels will be fitted to every property constructed as part of the second phase of The Coppice so homebuyers can benefit from reduced energy bills. The PV panels will produce electricity from daylight, generating useable power even on cloudy days.

The second phase of The Coppice will not only allow first-time buyers a chance to get a foot on the property ladder but will also provide local jobs as Larkfleet will utilise local labour and product supply chains.

Larkfleet offers government schemes NewBuy and FirstBuy on many of its properties.

NewBuy is the government-backed ‘mortgage indemnity’ scheme that aims to help people with smaller deposits buy a new-build home by allowing them to get a mortgage with a deposit of as little as five per cent of the purchase price. The lenders participating in the scheme – which include many of the big banks and building societies – will provide a mortgage of up to 95 per cent of the purchase price if homebuyers meet their qualifying criteria.

FirstBuy is a ‘shared equity’ arrangement where the government and the builder provide a loan (interest free for five years) to cover up to 20 per cent of the purchase price. Homebuyers have to contribute a deposit of just 5 per cent.

Deeping St James boasts a selection of shops, pubs, restaurants and cafes with more to be found in the adjoining village of Market Deeping.

The Coppice is situated close to the local high-achieving modern comprehensive which shares its sports and fitness facilities with the community through its public leisure centre.
