Eagle Business Park on Broadway in Yaxley is one of Peterborough area’s newest commercial property developments.  According to agents Carter Jonas and Barker Storey Matthews, the Park is fast becoming a major destination for a contrasting range of companies whose diversity reflects the vibrancy of our local business scene.

The first two companies who began trading on site in spring 2010 were Quality Fruit & Veg – a fresh produce processing and distribution company – and vehicle workshop and service garage SMS.

Since then, more companies – many with global links and connections with internationally recognised brands – from a range of business sectors, including food and drink, automotive, local service suppliers, niche industrial component manufacture and supply, generator and switchgear service and supply – have taken upward of 12 acres on the 19.3 acre site.

In choosing Eagle Business Park, occupiers reference the benefit of its location.  On the south side of Peterborough, the Park is close to key transport infrastructure links – the A1(M)  –  which is important to companies for whom road distribution or incoming supply is key –  from and to compass points across the country or beyond, from Stansted Airport. 

Many of the Park’s occupiers have struggled to find more individual designed units from an existing stock of, mainly, terraced units in Peterborough. They’ve seen a move to Eagle Business Park as a way of growing their business or investing in their own freehold to build-in options for future expansion.

Whatever their motivation, occupiers – and those who have shown interest but have yet to commit – have remarked upon the paucity of quality, modern premises in the area with Eagle Business Park being one of a just a few notable exceptions.

Quality of build and offering at Eagle Business Park have always been a top priority for developer R&H Estates  – which is headed by Rob Facer who has held the title of Peterborough businessman of the year. 

From the outset, R&H Estates and its architectural and property advisers worked collaboratively with the local planning authority – Huntingdonshire District Council – to develop a Design Guide which aims to provide a consistency of style and quality throughout the scheme, in perpetuity, as the Park matures in the coming years.

The advice in the Design Guide has helped the developer and occupiers in seeking and securing planning applications either as each phase of the Park comes on-stream in the case of R&H Estates or, for individual occupiers, as they seek planning applications on specific plots.

Serviced commercial development plots, as well as freehold and leasehold design and build packages on plots from 0.3 to 1.86 acres are still available. These plots are capable of developing units between 2,000 and 35,000 sq ft.

Two other significant phases of Eagle Business Park have seen speculative building of units at Talon Court and, most recently, Enterprise Court which fronts on to the busy thoroughfare of Broadway.

Both speculative phases have proved popular and the final three out of a total of 12 units built at Talon Court, are just awaiting the final details of legal completion.  Whereas at Enterprise Court, which has units ranging between 1,185 sq ft and 5,000 sq ft and was just launched last autumn, four out of the nine units are awaiting legal completion ahead of occupation.
